The Space

This house is a single level home located right on heart of Bentonville. Our front door is just steps away from the NWA Greenway trail. Your friends and family will likely spend most of your time in the backyard or the game at The Cozy OZ.

The BACK YARD offers an easy to light, gas fire pit perfect for making both smores and memories. We added a 55" LG TV so you can enjoy the great weather while watching your team! Wind down and escape at the end of a long day on the trails, visiting family, or after meeting with customers in the 40 jet Sundance hot tub. The Traeger electric smoker will be calling your name and is easy to use. Plug it in, set the temp and you're cookin! PRO TIP - Download the Traeger app for hundreds of recipes and detailed instructions! There is a large patio with a farm table and comfortable seating for 8 of your fellow travelers. Be sure to snap a selfie with the chainsaw art we commissioned with local artist Colt LaRue after learning the biggest tree in the yard needed to come down. No mater the season and no matter your reason for traveling to NWA, the backyard at the Cozy OZ is a memory maker!

The GAME ROOM has an LG 75" UHD 5k TV perfect for gameday, watching a movie or gaming. We have also included a 9' shuffleboard table and an Infinity Table for some friendly competition! The Infinity Table will be a hit with the whole crew as we have preloaded dozens of classic games like Battleship, Monopoly, Connect 4, Operation, Simon Says, Clue, Chess, Air Hockey and many others. The couch offers a memory-foam queen pull-out for enhanced, private sleeping capacity.

Amenities

The single level home offers easy entry with keypad check-in into the three bedroom home. You'll walk into a spacious LIVING AREA equipped with a LG 75" UHD 5k television. The comfortable seating and fireplace will make this a winner of a room to watch a game or have a glass of wine. Adjacent to the living room is a full KITCHEN, coffee bar, and dining area. Here you'll have all you will need to dominate breakfast, lunch and dinner. The kitchen offers full sized Maytag appliances, dishes, cookware, and a Flexbrew coffee maker. The coffee bar features complimentary ONYX coffee beans and k-cups for individual servings.

The FIRST BEDROOM is an "OZ MUSIC" theme and offers a king sized bed, LG 50" 5k SmartTV, and closet space. The master bath has a walk in shower, two sinks, and a massive 70" LED fogless mirror. The shower has an 8" rain shower head with a detachable wand. The bed has a premium mattress and an array of pillows for a PERFECT night's sleep. We have added a collection of vinyl records from artists and bands which have played in the Bentonville/Rogers venues over the last couple years which you can explore on the record player. Lastly, there is an Epiphone Dot 335 electric guitar with a small amp!

Our SECOND AND THIRD BEDROOMS are "OZ ART" and "OZ TRAILS" themed. They offer king sized premium mattresses for an amazing night of sleep. With great linens and a selection of pillows with varying firmness, there is no "best bed" in the house. Like the master, these bedrooms each have LG 50" 5K UHD SmartTVs. No one gets cheated on bedrooms at the Cozy OZ!

The SECOND BATHROOM has a 51" LED fogless mirror. It has an 8" rain showerhead with a handheld wand and bathtub to handle shaving, bathing a kiddo or washing a pet with ease.

The LAUNDRY ROOM is conveniently located right off the kitchen with a full size Maytag washer and dryer. We include complimentary starter detergent, dryer sheets, fabric softener, and Shout just in case the need arises to do laundry unexpectedly.

Zach and I have lived in Northwest Arkansas for more than 30 years. We have seen this region grow in amazing ways. With five kids, three dogs, and full time jobs, we truly appreciate the privacy, space, and amenities which short-term rentals provide. Zach and I have dreamed of a life of travel, growing a family business our kids can be part of, and sharing all that this amazing region of our country has to offer.

The Cozy OZ is this dream come to life. We've put a lot of love, care, and hard work into this home to make it a wonderful place to experience Northwest Arkansas. We love relaxing on the back porch and the chats we have with the kiddos around the firepit and in the hot tub. It was important to us to make it pet friendly since our dogs are undeniably part of our family!

The home is a short bike ride to The Momentary, Bentonville Square, or Crystal Bridges from the NWA Greenway Trail which runs down our street. We're excited to make plenty more family memories and are happy to be able to offer The Cozy OZ for you to make memories in as well.
